Enclave at Berkshire Park is in Windermere Florida. The Enclave at Berkshire Park is located on the Southwest corner of Overstreet Rd. If you are not from this area it can be found 2 ¾ miles Southwest of the center of Lake Butler in Windermere Florida.

The Enclave at Berkshire Park is comprised of 188 homes. With homes from 1,835 square feet to 3,609 square feet. For amenities you use the community pool and covered playground in Berkshire Park on the East side of the community. There are many sidewalks and a great exercise trail that goes along the Eastern side of this neighborhood. It follows the power lines and is in a relatively open area. There is on large pond here with some very attractive water views. There are only 2 waterfront homes the others look over Darchance Rd.
There are several different sections of The Enclave at Berkshire Park. The Northern side has homes which back up to an orange grove. There are homes which back up to the preserve and homes which back up to the power lines. All of the homes are nice but you may have a preference or dislike. I will cover the homes in this community very thoroughly. By the time I finish you will be able to find a home for sale and know quite a bit about its’ location in this neighborhood
Some of the information I will give about the sections are the square footage, age, recent sales and things worth knowing about the location. All of the information is from public records. I will use the disclaimer that it is all approximate although I will make every attempt to be as accurate as possible.
There are only 2 waterfront homes but there are actually 21 homes with a good view of the pond. This pond is not a skimpy drainage pond either. It is actually an attractive pond. The homes are all on Darchance Rd. They were built in sizes ranging from 1,970 square feet to 3,554 square feet of living space. The majority of the homes were built between 2007 and 2008. In the previous 5 years 5 homes have sold. The highest priced home was over $450,000.
There are 43 homes in the Enclave at Berkshire Park that back up to either the preserve or the orange grove. Some people prefer these homes. I know that I do in certain circumstances. I live on a lake right now but I prefer my last house which backed up to a forest.
The homes against the preserve and orange grove vary in size from approximately 1,835 square feet to 3,554 square feet. Home sizes fitting most peoples’ needs. The homes were built between the years of 2006-2008. In the last 5 years 9 have sold and the highest priced home was $395,000. The median priced home was $285,000.
There are some power lines running North and South down the Eastern side of the community. There are 43 homes which are very close to them. The perk is your back yard looks bigger and you do have the open space. The downside is fewer buyers prefer these homes. In all fairness these are wooden poles not the huge metal towers that pass through some other communities. I will place a photo of them in the slideshow below.
The homes in this part of the neighborhood vary in size from approximately 1,864 square feet to 3,549 square feet of living space. Most of these homes were built between 2006 and 2009. In the previous 5 years 17 of the homes have sold for prices up to $387,500. Th median priced home was under $300,000.
These homes are just attractive homes in the community. Typically, these will be the majority of homes in a subdivision. They are not waterfront etc. They are around other nice homes and would be just great for most of us. After all we spend most of our time at home inside.

This community has a pretty quick path to Ficquette Rd. That is the road you will likely take to Disney or to the Daniel Webster Western Beltway (the 429). The 429 is about a 7 minute drive without rush hour traffic. Once to the 429 you can be in downtown Orlando or Universal Orlando Resort in 20 minutes. Also at the 429 is the Winter Garden Village. There is about 1/2 of a square mile of stores, restaurants and boutiques there. A couple worth mentioning are Lowes Hardware, Best Buy, Target Supercenter Pet Smart.
Local shopping is even closer. You will likely go to the Cornerstone Marketplace for most items. There is a pretty good restaurant there and a Publix Supermarket etc. If you want to get gas or have your hair done go to the Lakeside Shopping Village. It has gas station a Publix Supermarket also and much more.
