Kensington Park in Orlando FL seldom has homes for sale. Kensington Park is one of my favorite gated communities because of its' location. Located with its' only entrance on the south side of Conroy Rd just under 1/2 of a mile east of South Apopka Vineland Rd. For those not from the local area. It is located 8 miles west southwest of downtown Orlando by all of the lakes.

Some great reasons to consider buying a home in Kensington Park are its proximity to the Butler Chain of Lakes, Isleworth and Keene's Pointe. I do not golf. I don't have the patience for it. However I love great food and wherever you have great golf you can bet there is great food close by.

You also have so many choices for the traditional shopping that we all do that are so close to your home. If you wish to go to the theme parks they are all located within 30 minutes of this community. Those are just a few of the reasons so many people choose to buy a home in Dr. Phillips. I just think Kensington Park is located in the best part of it. 

About Kensington Park

There are 128 homes located behind the gate in Kensington Park. 45 of the homes on on waterfront lots. There are 6 more but the pond they are on is not within the boundary of the community. From my records all of the homes were constructed between 1999 and 2003 with most of them being built before 2002. So the homes are mostly modern and the community has had time to develop beautiful mature trees. Another thing that I like about it.

The HOA is $1,200+ a year and there is a matching maintenance fee. For that fee you get  a gated community, playground and tennis courts with ample parking. On a side note there is an awesome LA Fitness at The Grove just 1/2 of a mile to the West.
