Ocoee Fl Homes for sale. Looking for a House for sale in Ocoee FL? Look no further. There are many great things about Ocoee Florida. For those who are not from this area let me share some things with you about Ocoee.
The center of Ocoee Florida is located about 9.6 miles West-Northwest of downtown Orlando. Starke Lake is very near the center of the city. Commuting both to and from Ocoee to just about anywhere is fairly easy. Going East or West I usually will take W Colonial Dr if I have to pick up anything before I get where I am going. There is no shortage of shops and stores etc on West Colonial. If you are in Northern Ocoee you will be taking the 438 also known as Silver Star Rd. North and South will be the Daniel Webster if you are on the West side or I take South Apopka Vineland Rd if I am on the Eastern side going North or South.
Ocoee is named by its' founder Bluford Sims . He named it after his favorite River in Tennessee. The name itself is a Cherokee Indian word meaning "Apricot Vine Place". The city was founded in the early 1880's and the primary industry was, you guessed it oranges. The Florida Midland Railroad was available to give the industry a boost when it came into the area in the late 1880's. At this point Ocoee was selling trees to farmers both in the local area and all of the way into California. This was all well before Dr. Phillips made his contributions. It was 1959 when State Road 50 connected Ocoee to the then booming city of Orlando.
Modern Ocoee is about to get even more modern. The city's master plan calls for a massive renovation of the downtown Ocoee area. Not that the area really needs it. I like it already. However when I see what Horizons West has stirred up in Windermere and Winter Garden Florida I can see why the city would want to move forward.
If you have never been to Ocoee you are probably wondering what the city offers other than a lot of affordable homes for sale. I will cover these things in just a minute and you will be much more comfortable with looking to potentially move to this area. Ocoee actually has several things that Windermere does not have.
Health Central Hospital.Yes Ocoee has its' own hospital. It is located at 1000 West Colonial Dr. Yes it is very easy to find. The Large red structure makes it very easy to locate. You will see it on the South side of State Rd 50. Very close to it is a Walmart Super center.
Health Central has over 170 beds. Pictured in the center above is the emergency room. Very easy to pull into and I hope you never have to. But if you ever need it it is in your new city. If you work in the medical profession then good for you. This hospital has over 1,500 employees and over 500 Physicians. In the surrounding area you will find that Ocoee has everything you normally find around a hospital in a modern city.
West Oaks Mall. Ocoee Florida has it's own shopping mall. I linked the stores available in the mall as well as their contact numbers. If you notice to the right of the pictures the AMC 14 Theater. So Ocoee has it's own Hospital,Mall and Movie theaters. Yes Theaters. Ocoee also has the West Orange Cinema. This mall will not rival the Florida Mall or the Mall at Millenia. However it is a decent mall and you can enjoy a meal there, some shopping or a movie with your family.
If you choose to travel then you can be at the Mall at Millenia or the Florida Mall in 30 minutes or so depending on where you live in Ocoee. In the same area as the Malls you can visit Bass Pro shops if that is your interest.
Do not think that Ocoee is limited to shopping at just one or two places. Ocoee is a busy city in certain areas. If you are driving through Ocoee on one of the busier streets you will see many places to shop or buy items you may need. There is a Super Walmart, car part stores and hundreds of other small businesses all vying for your business. Everything from childcare, specialized boutique shops, diners and coffee shops. A home in Ocoee comes with all of the conveniences.
Ocoee is also the home to the local cable tv company and power company. So you won't be making a long drive like some others living down South.Ocoee has the local recycle center also. So when you finish moving here and need to get rid of those leftover cardboard boxes you have the choice of dumping them for free the day you no longer need them. There is no line for dropping off the boxes. You just break them down and stuff them in the green recycle center at the company site. I will share all of that with you after you have an accepted offer on your new home in Ocoee.
Golf Course. Yes Ocoee has a Golf Course. Forest Lake Golf Course in Northern Ocoee. Forest Lake Golf Club is strictly a Golf Club. However if you fall in love with it there is a new subdivision named Forest Lake Estates just a mile to its' East. The Course is a full 218 acres and the course has 4 Par 3's. Best of all the rates you pay there are going to really please you. It will also leave you with more than enough money to venture into the Rusty Niblick for a very nice meal. The menu is also on the website linked above.
Another great thing about Ocoee is it has freshwater lakes. Not only does it have some lakefront homes for sale but some great lakes for boating and for fishing. Here is a quick breakdown on them.
Lake Apopka- This lake will be first because it is just the largest. Back in the early 1900's Clark Gable and many other celebrities fished this lake. Unfortunately the Railroad made it very easy to strip the area of its' cedar trees. They never recovered. Many people still fish the lake and use it for skiing and recreation. Lake Apopka does have some issues. I personally would not eat fish out of it. I would ski on it or even fish but would not eat them. The lake is nearly 31,000 acres. That is almost 50 square miles. Lake Apopka only has a mean depth of 7 feet. That is very shallow for a lake this large. If you are into skiing then this is an awesome choice.
Starke Lake-Starke Lake is near the center of Ocoee. The lake itself is a little over 200 square acres. You definitely can ski on a lake that size. I live on a lake similar in size and it can handle several ski boats simultaneously. It even has a skiing course on it. I have no idea about the depth of Starke Lake but it is a beautiful lake. On its' Western shore you will find Bill Breeze Park and boat ramps. Also the Ocoee City Hall and Lakeshore Community Center. Ocoee Middle School and Ocoee Elementary School are just to the South of Bill Breeze Park. Yes, they picked a great place for the offices and schools.
Lake Olympia-Lake Olympia is on the Eastern side of Starke Lake. Lake Olympia is also surrounded with lakefront homes and is a beautiful and clean lake. One of the secrets to having a clean lake is not allowing residents to use white sand to create beaches. White sand is meant for ocean water. There are boats on Lake Olympia but no real boat ramp. The lake is best suited for smaller boats. It has a surface area of just under 90 acres.
There are 9 more smaller lakes in Ocoee, Lakes Prairie, Bennet, Spring, Peach, Lotta, Johio, Bonnet, Addah and Stanley. You can get information on the cleanliness of the lakes here.
Gated communities. Gated communities are becoming more and more popular in Florida. If you are curious California has more than any other state. Ocoee has some very nice and affordable gated communities as well. The best thing about gated communities is they keep the traffic down in your community. Less traffic does mean safer streets. In addition less knocks on your door from salesmen etc.
Something to think about in Ocoee or wherever you are looking at homes for sale in gated communities. Traffic flow and the number of gates compared to the size of the community. Most of Ocoees are pretty good in this regard. Where you really want to look close is at condominium and townhome communities. Communities where the population is coming and going more often and has friends coming to visit. Here is a good video on Gated Communities. The video was made in Windermere but the principals all still apply.

Keep in mind in Florida agents are free to the buyers. We are paid by the sellers. If we decide to work together I have no hidden fees to charge you. Things you will need to do if you are buying a house in Ocoee or anywhere. Get prequalified for a loan. Pre approved is even better. You will need a pre approval letter for any offer to purchase a home. The major credit reporting agencies are required to give you a free credit report yearly if you request it. If it is free then make use of it. You never know what you may find that can save you trouble later. Hopefully you will only find reassurance.
Strongly consider at least speaking with the mortgage officers that Realtors recommend. It is illegal for us to get kick backs. We only recommend the ones who do not use underwriters who cause problems at the last minute. Most mortgage brokers will match fees anyways. I have seen great transactions by internet lenders. However the ratio of success is higher and smoother with local mortgage brokers that are highly recommended. Not to mention you get to sit down and look them in the face. Sometimes you even get their cell phone number. This will not happen with Lending tree etc.
