If you have never lived in a gated community you may have some questions about them. I will answer some of them below. However if you just want to see the homes for sale scroll down and there should be around 200 homes for sale. This is just Winter Garden Gated communities not 34787.  

Accessing a gated community

Normally you gain entry through an electronic system requiring a numbered code entered at the entry point, a keycard, transponder similar to a sun-pass or a security guard. Obviously if the community has 24 hour guarded gates and few homes inside expect to pay some higher security fees. A good indicator of the maintenance can be to check the pedestrian entry points. How do they open? Do they function properly? If there are cameras do they actually function? Are they recording or are they monitored?

Any level of additional security makes a community less desirable of a target for criminals. That being said here are some concerns. Keypad codes can be shared or observed. Calling from the gate to get access can be an inconvenience for people if they cannot reach you to get in. Namely family, friends, deliveries and pizza.  

Driving through the exit gate

A very annoying weaknesses of the system. This has remedies. Rarely do you see them. Exit gates at some communities have tire shredders. These allow you to drive out but not in. When you drive out your car just pushes them down and you drive over. Try to drive in and they stay up and puncture your tires. Other communities use vertical swing arms. Most just use signs.

Tailgating through the entrance

This is very common in high traffic communities. Especially in the late afternoon. There are solutions and ways to cut down on it. Speed bumps are one way. Probably the cheapest as well. Vertically swinging gate arms are another although this ads to maintenance expenses and slows your entry. Not a good idea in a larger community especially apartment complexes. Ultimately the best way to secure the entry points is guards. However due to cost most higher end communities just use swinging gates.

No gate will stop a determined criminal. However, they will stop the predators looking for easier targets. Gated communities also will keep your streets safer by lowering unwanted traffic.

I personally do not live in a gated community. There are some I would not mind living in. However I do not feel the need to. Ask me more about that in person.

Homes for sale in gated communities definitely have increased in popularity. There is a reason. Part of it is pride of ownership. We all work hard and give up our precious time trying to provide well for ourselves and or loved ones. Part of the perk is being able to buy a home for sale in a Winter Garden FL gated community.
