Ashlin Park Windermere Fl  

Ashton Park is an Ashton Woods community in Windermere FL. Ashton Park primary entrance is on the West side of Winter Garden Vineland Rd. On the East side of Winter Garden Vineland Rd. is Lake Burden. You will notice the entrance as you approach because you will see a long white fence. The entrance is wide but there is only a small tan colored Ashlin Park entrance sign.

Ashlin Park is a mixed community containing both traditional single-family homes and townhomes. The community contains 259 homes. Of those 259 homes there are approximately 122 townhomes and 137 traditional homes.



The townhomes are all located on Flowing Water Aly, Serenity Bnd. And a few on Ashlin Park Blvd. The townhomes are located on the South side of the community. Being on the Southern side makes it easier to take the Tattant Blvd. exits which is an alternative route to Winter Garden Vineland Rd. The townhomes were built in sizes ranging from approximately 1,545 square feet to 1,727 square feet of living area. The first townhomes were built in this community starting in 2015. In the last 2 years these townhomes have sold for prices ranging from $237,000 to $299,000.

The numbers I give are from public records. They are all approximate because of possible human error. They are meant to help empower you to make informed decisions.  Obviously, sellers and buyers prefer to deal with people who are not as well informed as they are. I can help you make more informed quality decisions for both yourself and family. The decisions are yours, I just offer the tools and loan you my experience.


Traditional Homes

Following is a breakdown on the single-family homes in Ashlin Woods. Most of these homes are in similar locations but some have more preferred settings. For example, a water view home compared to a home with a view of the highway.

The first group of homes will be a lakefront/waterfront group of homes. Lake Story is technically a lake so the homes on it can say lakefront. But honestly it is not a great lake. Many ponds in Windermere are larger and look better. The type of homes on the lake are similar to homes on two of the ponds in Ashlin Woods.  I grouped them for more data. The streets are Sprawling Oak Dr., Calm Cove Ct. and Rambling Water Way.

The homes in the first group range in size from 2,076 square feet to 3,540 square feet of living space. Normally homes in this price range sell fairly fast when they are on the water. This was the case here and most of the homes were built in 2015. In the last 2 years these homes have sold for prices ranging from $394,000 to $490,000. The highest priced home was on a good lakefront lot. The homes on the ponds were priced very close. There are only 59 waterfront traditional homes in Ashlin Park.

Misty Oak Aly has 12 homes that are located on the pond located South of the Winter Garden Vineland Rd. entrance. These are a different model home and average around 2,200 square feet. Most of them would probably sell in the low to mid $300,000 range. That is what those type of homes are bringing in similar communities in similar locations. Keep in mind these homes currently have warranties and other great things about them that older homes do not have. Not to mention the location.

Many of us do not concern ourselves with the views from our home. We realize that most of our time is spent inside and we can go to a park or rent a boat cheaper than buying a waterfront or park front home. Ashlin Park has many of these homes. Just attractive homes in a good location and great schools.

These homes in the community range in size from approximately 1,922 square feet to 3,044 square feet of living space. Most of the homes were built between the years of 2015-2017. There are a couple that will be finished in 2018. In the last 2 years homes have sold for prices ranging from $294,000 to $436,000. The median price has been about $390,000.

The Public schools providing education to the younger residents of Ashlin Park are Windermere High School, Bridgewater Middle School and Sunset Park Elementary. You can confirm that information on any home by clicking here. I use the map feature. It is easiest once you have done it one. Or you can just search and go from there.

Local Shopping from Ashlin Woods is what you choose. There are a couple of nearby choices. For daily items I recommend the Lakeside Shopping Village Center that is less than 1-mile South. There is a Publix Supermarket, hair Salon, Immediate Care Clinic, a gas station which is rare in Windermere and some restaurants. If you are fitness oriented there is also a gym there.

Universal Orlando Resort is a 20-minute drive if you miss the traffic. Disney’s Magic Kingdom is only about 10 minutes away. Downtown Orlando is going to take you closer to 30 minutes to drive it. I live very close to Ashlin Park and drive these roads daily. You can learn some shortcuts that will help but those times are very close.

If you golf this is heaven. Even if you are terrible at it you can find a place to play for just $33. For half a day’s entertainment that is tough to beat. The more expensive clubs near Ashlin Park are tougher to get into.
